What the work actually involves
This is not general annotation work. You act as the domain authority behind AI-generated real-estate tools — rental property analyzers, renovation budget planners, home project trackers — and your job is to make sure the numbers underneath them are professionally defensible. Day to day that means defining discovery parameters (property specs, purchase price, financing terms, renovation scope), writing financial guardrails into spec form, and tracing formulas line by line: does the model compute NOI before debt service, does it separate maintenance reserves from CapEx, does it apply a vacancy allowance at all, does the cap rate use the right numerator.
You will also co-design the interview workflows the AI uses to gather inputs from a user, and validate context files it consumes — rent rolls, contractor bids, financing schedules, draw amortization. A large share of the work is translation: taking an underwriting rule you hold in your head and expressing it as deterministic spreadsheet logic with validation lists and bounds, so the model cannot silently produce a 14% cap rate on a stabilized suburban duplex.
What the screen is looking for
- Calculation fluency under follow-up. Expect to be asked what belongs in NOI and what does not, and then pushed on edge cases (management fees on self-managed properties, capital items dressed as repairs, below-market leases).
- Formula-level thinking. Candidates who can only discuss deals qualitatively struggle here. The role wants someone who has actually built or maintained underwriting models.
- Willingness to reject output. Sign-off authority means saying no with a reason a builder can act on.
- Honest availability. This is a 40 hours/week contractor engagement, up to 10 weeks, with 8 hours of daily overlap with PST and weekend on-call expectations. Part-time is stated as acceptable, but the overlap and on-call pieces are real and will be asked about directly.
Logistics
Fully remote, contractor engagement, own desktop or laptop with stable high-speed internet. A bachelor's degree in any field or equivalent practical experience is listed.
